Real Estate Selection and Evaluation
To help our customers understand the purchase process, we outline below the essential stages a property must go through before being officially sold.
After listening to your requests, we prepare a list of the most suitable properties from our projects and evaluate the properties you like by visiting them together.
SALES CONTRACT, RESERVATION & DEPOSIT
Before the deposit is paid, a sales contract is prepared by KOTANLAR CONSTRUCTION. This contract includes the agreed sale price of the property, payment dates, delivery date, the rights of both parties, and any special conditions agreed upon.
Documents Required for Title Deed Transfer
Seller:
- • 1 photograph
- • Original and photocopy of ID card
- • Photocopy of title deed
- • Municipality declaration value
- • Photocopy of earthquake insurance (DASK)
Buyer:
- • 2 photographs
- • Original and photocopy of ID card
TITLE DEED TRANSFER
For citizens of the Republic of Turkey:
If all procedures are arranged as specified above, your information is submitted to the title deed office between 09:00 and 12:00. After the necessary fees are deposited at the state bank in the afternoon, the title deed transfer process takes place.
For non-citizens of the Republic of Turkey:
Both the buyer's information and the property details will be submitted to the Title Deed Cadastre Directorate. From there, this information is forwarded to the Aegean Army Command to check the application request.
According to the new law enacted in 2014, if at least one foreigner has purchased property on the same plot, other foreign citizens can receive their title deed on the same day without needing to apply again to the AEGEAN ARMY COMMAND.
Army permission approval takes approximately 3 months.
